Other than closing costs and loan fees, they are free to have. 

Shopping and area attractions are close by.

All I had to bring at closing was $1,081.50 for some closing costs.

I feel like this deal pencils at $365-375k but need to add a bathroom, redo kitchen and existing bathroom, close in garage port for more sqft, + cosmetics and new appliances.

She signed a purchase contract for $75K with closing within 30 days.

White is also still popular in flips due to buyers being able to change it easier upon closing or if lighting is poor and the space needs to be brightened up.
