I feel like their objective was to sell us their next level of training and software package, which sounds nice but don't have the 30K required to continue on.

In my opinion, the person who sells that software is selling nothing more than dreams.You seem very driven and I am sure you will succeed, but don't take advice and/or criticism to harshly.

If you have a software program setup to just insert your numbers, quick run them and see if there is an opportunity for you and they try to meet in person at the property.
