newbie interested in wholesale deals

My name is Kurt. I just opened my account here and am looking for some good advice. I've browsed the site for a little while now and have found some very good articles/blogs and have learned a lot!

I recently attended a paid real estate investment course as a guest. We are partnering up in this venture and decided this course would be a good start. They gave some very sound information, stuff I've seen other places, but not a lot of real world or concrete tips. I feel like their objective was to sell us their next level of training and software package, which sounds nice but don't have the 30K required to continue on.

We were given the opportunity for a refund on our 2K initial investment for the course if we can close a deal, ANY DEAL within 90 days.

First off, given that we are new to this, is that a realistic goal?!? If so, what should be our first steps?!? We have limited resources, and I understand it takes money to make money, but can we leverage OPM to make this happen sooner? Hard money, private money, it sounds great but how do I apply those options? Can you recommend a good source for funding, and finding pre-foreclosures. I am really interested in getting something started ASAP!

Thanks for the help!!
