Not to mention many landlords are unfamiliar with Section 8 and tend to set criteria that will automatically disqualify a family from renting their property - ie. proof of income 3X the rent amount, or proof of current job history.

If they break the lease and fail to pay the termination fee, include a clause that says they automatically forfeit the deposit towards the termination fee.

If they don't pay it's relatively easy to get a court judgement against them and then turn that over to the base and they will begin automatically deducting money from their paychecks.- With a few exceptions, military tends to take slightly better care of the homes than your typical renter.- Members tend to be self sufficient and won't call you asking to fix every minor thing that isn't absolutely perfect.Cons:Rent rate is fairly directly tied to the local BAH rates.

The property will automatically transfer to the listed beneficiary upon my death, without being subject to probate process.This was a low-cost option that I can fully control up until death.

You're right, they won't come into the program automatically or match to bank statements, but you should have a good record from the PM statement and the "Cash Out" or disbursement to you from the PM should match your bank statement.
