Properties near military bases
OK, so, I have to admit that I have ZERO experience with renting out properties near military bases, and as a matter of fact, am fairly new to the entire rental investing arena. Does anyone have any experience with renting out single family homes near military bases? If so, what are some pros and cons to such a deal? One thing I can think of is that there will always be a steady stream of paying customers, but then again, not sure how long they would stay, and what the vacancy rates may be in such areas.
Thoughts?

Military personnel can be transferred anytime without notice and you can end up with an empty house in the middle of the winter.
There is nothing you can do. They are protected by the government.
I would definitely not want more rentals near a military installation.
