I'm looking at a building where the disclosure has an EPA report for remedial action completed 20+ years ago due to a radiation superfund site that was found nearby in the 1960s.

@Shawn McCarty Yes, it will take some time… You should be able to acquire one property every six months pretty easily… Two per year adds up pretty quickly… That's why they say real estate is the get rich slow scheme

Once those are done I will be working on reinforcing the existing 840sqft home and doing an add a level.I am also working on acquiring some homes for repair and then use as rentals.I attend some really great meetings my favorite of which is NJRESN.

/RE attorney but as an investor buyer I plan on taking care of most if not all the logistics to make things nice and easy for a prospective seller.3) Also, from what I've gathered the seller would normally be the one most interested in setting up seller financing but so far I've not gathered much information on how a buyer would go about this step through their course of acquiring a property.

From what I've gathered, when converting a property acquired via a 1031 to a primary residence, one needs to be very careful to not trigger tax consequences by rkeeping the newly acquired property for at least 2-3 years as a rental.
