The problem is that most lenders have fannie mae overlays that require seasoning.

Have the means to travel to the location whenever necessary, on short notice.

At the end of the day, said entity will profit by having the loans they picked up at a discount refinanced by a govt insured agency (FHA, Fannie, etc) and dumped back onto the shoulders of the taxpayer.

If the yard looks like junk, send a notice to clean it up or you'll clean it up.

As Bill mentioned... have the tenant get a renters policy and request to be named as an additional insured with a 10 day notice of cancellation so you are notified if coverage lapses.

Hello,I bought my own place (North Cal) and want to move out of my rental in the end of the month.I gave my landlord 60 days advance notice in May as required by our rental agreement, and asked to move out sooner.The landlord ( he is a lawyer) shortened the period to 45 days on condition that we agree to show our place to prospective tenants.However, the house is in a bad condition.

A few points I noticed that I dont think will be entirely true.
