do not believe a thing they represent.. you need to independently confirm their numbers and assertions.. especially when it comes to ARV and rehab costs.. 

Between Fort Hood, Baylor Scott & White, and Waco's renaissance, I think there's finally enough energy there to sustain a market independent (or mostly-independent) of Austin. 

I have also received an independent quote from Entitle Direct that is much lower ($500 settlement/closing fee, $500 for lender's title policy, $25/endorsement), although the biggest saving is on the owner's title policy ($1000 vs. $3000 from the incumbent Title company above).

After listening to various podcasts, and reading several forum posts I decided to make a personal committment to working towards my goal of financial independence. 

So its good to take all this info , but cross check everything independently . there is a bigger pockets episode on tax advanatges , listen to that two three times and contact them .

Once a broker has the experience required to be independent, that license is called principal broker.
