@Tyler Flagg I have to agree with everyone on the floors your best bet will be to replace them, also a good coat of kiltz on the walls will help eliminate some of the smell.

start a spreadsheet and put down current rents and then make another column for the rents you think you could get. then list your expenses. there are plenty of templates here and even more if you search google.have you spoken to any banks about refinancing?
