Wholesaling help needed

Hello BP I need help with a wholesale property in Martinsburg, WV. We were contact by a seller with a 3 unit building in decent shape. It does have scope for improvement and it has been rented consistently in the past. The problem is that the area is not exactly an investor hotspot. We have exhausted our REI groups and our buyers lists. Craigslist may be our last bet. Can anyone give us any advice or is it just a case of dropping the price?
