I would recommend having the note professionally serviced, there are a lot of rules about interactions with your borrowers and they should keep you compliant.  

I found this interactive map on another post for Indiana that shows the different zones as a general guide to best places to invest, but I cannot find out how to search other states.

@Jon Ful I'd look into Interactive Brokers if you have the ability to utilize a Margin Line of Credit on any taxable portfolio of yours.

There are also numerous podcasts that goes into the topics of renting and tenant/landlord interactions.

I've lurked around Bigger Pockets (lol) but never really delved into interacting.  

Think about how you will interact, as you will be wearing two hats... landlord & neighbor.

Private placements are private and people want to be part of something special when they invest in them.You also don't really want all of your investors interacting if you want to maximize your authority as a promoter.
