Most companies charge far more than they need to, for the services offered because they are terribly inefficient. 

You can call the Agents of a comp sale and ask them info about the property, maybe it sold below market value, due to some unusual seller motivation or terrible condition or issue.Per your post: I am assuming the Appraiser used the 1,000sf comps due to those being some of the better data available in the area.

or the property is so bad now they think no one will be it for more than two dollars or they are embarrassed (as our friend is/was) to make a move and let others see how terrible they were taken advantage of.

There are SO MANY complaints about guests who have trashed properties, cancellations under false pretenses, Airbnb siding with the guest 9/10 times, terrible customer service, even host accounts suspended and bookings cancelled by Airbnb with no reasons given and no option for remediation.

(On the other had, they could just be terrible PMs.

They may not be as efficient as a split system or standard gas/electric furnace.They are terrible if the house is poorly insulated,  cost about $2.50 a day if you run them all the time. 

You may risk a terrible tenant for the extra cash in the long run.
