A 3 bed / 3 bath in Boston seems fairly rare, but don’t know that the 3rd bath helps much value proposition wise. 

It seems like allowing pets increases occupancy and fees.

@Bailey ColemanIs it a priority yes.The cost - doesn’t seem outrageous it also do not know the extent of the damageAlso what caused the mold as you will want to mitigate what actually caused it so it doesn’t happen again

The city/county laws for the most part seem to mirror state law (AB1482) so my current reading is I am exempt from "rent control" and "just cause" requirements. 

I moved to Durham recently and started to looking into markets close to me, so far I have been looking into Fayetteville for a while and it seems to be a great market that you can still find cashflow deals from MLS.

The house itself seems like a great deal to me, the numbers check out, the comps all made sense, and the DOM for the comps were relatively quick.Thanks!

I've picked up from a few others on the forums the banks rely on the fed rate for their construction rate financing, and this seems to be where the rate currently exists. 

Creating audiences seems to be the most important feature from what I'm getting from the videos I'm watching.

Hello Cody, this seems like a great opportunity.

Obviously fix and flip and BRRR is the mainstreet strategy because people seem to avoid new build and ground up construction as people say it's "expensive" but I want to hear from someone who has done it themselves.
