Most of what passes for pre packaged real estate “education”, is misleading at best, illegal and dangerous at worst.

Once you all build up a large equity stack then go to a commercial banker and package a loan for al of them into your LLC.Don’t listen to those late night infomercials that tell you LLC is only way to buy for protection.

Sometimes mail and packages from the previous tenant arrive once a new tenant has moved in.

I have requested a payoff, got authorization to speak to the bank and looking to get a short sale package. it's around 200k the loan and I want to discount the note to 100k to create some upside for everyone.

That's a nice compensation package to get into at such a young age.

@Mark Hall You need to put together a complete package on the business including pictures, financials, tax returns, fixtures, equipment, inventory etc.

I'm looking at a particular property now that was subdivided into 4 lots and they're asking $200k for the package of 4. 

We have a lease signing package, it includes a pre-move in property inspection, the lease, the brochure "protect your family from lead in the home" and a lead paint disclosure which are both required to give tenants moving into pre 1978 housing for example.
