As some of you know, I have sold my entire SFR portfolio and tomorrow I will be "homeless" snif snif.My journey started in late 2014 but didn't buy my first property until early 2015. 

I will however be inheriting 3 multi families (once probate is finished). my wife and me are buying a short sale to live in as a primary residence, well it needs to be approved my the bank 1st. we currently have 1 quote form a mortgage lender with my current state of assets.my questions are 1. 

Late to the conversation but for me the correct way to fix plaster is to remove it! 

These are the big-ticket items that can destroy the budget. otherwise, I know what finishes I want to use so I can estimate the square footage based off where the materials would go.

We have lesser finishes, but if we refaced the cabinets (since it's cheaper than replacing, and more durable than painting) and swapped the countertops (laminate) we could likely demand more rent, especially since it's a top-floor unit with vaulted ceilings, a huge master, and no shared walls.
