But there are some beeeeautiful suburbs & Clevelanders really love their city & aren’t all about to pack up & abandon it & move to the sun belt, despite what census data says about the inner city of Cleveland.Go visit in person & actually speak with people & you’ll see that they love the Midwestern charm of Ohio, and they love their cities of Cleveland, Cincinnati & Columbus, and they love their sports teams (yes, even the Browns have a rabid following after 30 yrs of misery - that should tell you something about Clevelanders’ loyalty to their great city right there) and they especially love Buckeye Nation... and they’re not even thinking of mass migration to Arizona despite what the occasional headline in USA Today says :)

I agree with your assessment on those.Recently I am mostly buying by tracking down owners of distressed property, from website leads, or occasionally from road signs.But I went to a seminar on Saturday and there was a wholesaler there doing 10+ deals a month, getting almost all of them through direct mail.

I get sent so much garbage from wholesalers thats higher then would even sell on market but occasionally newbies get suckered in and buy from them thinking off market means below market.

Occasionally but pretty rare you will read agents say “legal non conforming” which could be a legal basement/attic with only one exit or low ceilings that was legalized due to grandfathering, making an adu etc.

You can occasionally get free macro data reports on niches from REIS and some others trying to get you to buy into their subscriptions.If you want constant data you have to pay to play.Generally most general data for an area can be found on city data.
