FRUSTRATED!! - Unable to find deal to Fix & Flip in Phoenix area

Who in Ahwatukee, Chandler, Gilbert, Tempe, Mesa is actually fix and flipping houses? I'm looking in MLS with no luck. A few wholesaler lists I get e-mails from ARVs are way off, repairs are grossly under estimated, or they are way beyond the scope of what I'm comfortable with for a first fix and flip. Is there really nothing out there ~$150k needing ~$30k-$40k worth of work that would sell for low $200k for a $10k profit? I'm not looking to knock one out of the park just, I just want to get started!! In a perfect fantasy world, I'd love to meet someone actually doing rehabs and tag along as they evaluate a property to see which pieces of puzzle I'm missing.

If you don't enjoy the hunt and it frustrates you, you may want to consider a different investment strategy.  It's not about what is right or what is wrong...it's about personal preference and most long-term investors enjoy the day-to-day hunt and learning and close no deals some years and many deals in other years.

In our current market where capital is plentiful and prices are high, generating and controlling deal flow is the key to success and those who have taken the extra time to do it are making a killing.  IMO, it's a bit of a professional's market cycle right now.  Professional is not the right word...just anyone who has the capacity for systematic lead generation and it's challenging for anyone who does not have the time or interest in that daily activity over an extended time period.  That type of activity is also more efficient with scale.  Maintaining an active marketing strategy can be a lot of work to only take down a couple of properties.
