I think the main thing to focus on is talking to banks to get your re-fi lined up.

I had something line up with WF, with a 30 year amortization, but that fell through and I couldn't get the deal to work on a 20 year amortized schedule. 

You can use equity in your property in a line of credit to invest in more assets at a higher time in the market.

I would highly suggest you take your house rules and main info sheet out of the binder, laminate them, and hang one copy on the fridge and leave one copy on top of the bed of every bedroom.

With the automatic lock, your doors better line up with the strike plate perfect or they won't lock.

I was told by realtors: of course 2 beds, but from my personal experience as a young professional, I always feel it’s hard to find an affordable 1 bed/studio in MA.
