Nothing is very new in real estate the laws were laid down years ago and pretty much the same.. couple concepts.. buy low sell high.rent for more than your all in costs.get a license and broker real estate for a career.get a mortgage license and help others get funding get an apprasiers license and get paid to evaluate properties and write reports.Work as a property manager and get paid to manage.ETc ETc For courses you may wish to take.. simply go to e bay and buy most every guru's courses for 25 to 50 bucks each go through the tapes and books you will find most of the information highly redundant because nothing is new there is only so many ways to skin the RE cat..

I have a good network but I feel it could be better, Im in a hot market but the wholesalers are starting to really make alot of money without touching the properties and I feel I got the DIY experience I was looking for so Im now writing my own letters and about to start mailing them out today and Ive also looked into some online back office autopilot software that claims to generate leads for a monthly fee.

Don't take my word for it, I'm quoting an investment banker who writes for the Wall St journal.Overall I know a lot of savvy investors cashing out of Elmwood and moving to other neighborhoods for cash flow and appreciation purposes.

In this scenario you would do your normal screening on the new applicant, and write an addendum to add them as an authorized occupant.If you feel comfortable releasing the tenant from the lease you can write a new lease with the new parties and transfer the deposit to that lease.
