Time to exercise what we've been up to now only been learning/hearing about...We are preparing for a second conversation with this seller, and to present numbers. 

If you had 30 properties, maybe it would be worth the exercise but if you are like me, you tend to want to use your technical superpowers and end up trying to kill and ant with a hammer.

One of the biggest initial challenges in this role will be establishing a deal pipeline.

Do you have time in your week to perform whatever role current owner/manager is doing?

IF you are dong the work for those roles, then you should be paid for them.Another thing to consider, for what its worth. 

I signed a PSA to sell a property with an month-to-month tenant who failed to exercise his option to renew well past 90 days. 

My role would be to find the deal, get it under contract and make sure the numbers work.
