@Christian Reyes, from a pure numbers point of view, for the BRRRR strategy to work for you, your all-in cost  to get it to ARV standard would need to be no more than 70% of its ARV.

My future focus would be on purely commercial properties, such as apartments, mobile homes, commercial warehouses, etc.

We've done the pure flip, fix-and-rent, fix and flip, buy and hold...and it all works if YOU work. 

The more activations, the quicker the battery runs down.
