Can this loan then be incorporated into the closing documents when sold so that it is repaid prior to the 1031 exchange?

Read David Greene’s book on long distance RE investing but I have a hard time investing where I can’t physically see the property.

But I'm just not sure if the documents have to be the physical documents that are signed, or if there's a way to do it electronically, and how they'd be transported in a timely manner (many routes of transport from Papua New Guinea are down at the moment). 

They usually go into specific detail about every element of the physical construction.

Then I take in account several elements like location, rent, physical status of the building, zoning, and responsibility of utility payment.

Also, is your number just the physical vacancy or are you including other economic vacancy items such as bad debt, concessions, and loss to lease?

We won't be there physically until later this year, but hopefully this thread will keep me in the loop on the formation of a facebook group or any virtual meetup!

Less risk, probably more reward, allowing more informed decisions.In the mean time I've installed a nice fully equipped home gym in my home and have been working on improving my physical fitness, and have also been increasing my outdoor grilling skills (with the Covid thing, I've temporarily given up restaurants--I do miss Olive Garden though).So instead of slacking, I've simply focused a little more on lifestyle.Good Luck!  

If the insurance company already covered the claim for physical damage to the property the lost rent is not another claim.
