I figured that getting my license and working in an agency with successful sales people will give me a wealth of knowledge as well as earn the opportunity to get income through my sales skills (spent time as a financial advisor for Prudential Financial, I also had stints in sales with AFLAC).If you can, I would love some awesome feedback on everything from: *What I need to know about working with a brokerage firm (membership dues, office politics, commission splits, location, size, etc)*How I should start investigating my market,*What kind of time and money I should be prepared to invest to get results in real estate sales,*Tips on getting into the commercial sector,And anything in between!

Not a huge deal, but it's extra paperwork.Just in case you're thinking of breaking it up into smaller transactions to avoid the paperwork, you should know that that's a federal crime called "structuring", so unless you want your cash seized under the civil forfeiture laws, don't do it.Western Union used to allow agents to print out checks in lieu of paying out cash, but as far as I know, that ended about 5 years ago.

That means it would take 11 years for the extra $250 a month cash flow for 20% down to pay itself back for the $33k you kept in your pocket by putting less money down that you can put into another deal. $33,000/$250(month) = 132 months or 11 years.

I am new to the phoenix Arizona area I just came across a deal and i'm wondering if the numbers add up the house has a mortgage on it that the sellers want to be paid off the area where the house is in a decent area they did some work on it they added an extra bedroom so instead of it being a 3br/2th its now a 4br/2th 1,400 sq foot with a lot size over 6000 sq ft the mortgage thats owed is 53k the house needs minimal repairs it really just needs to be updated they want are asking 102k free & clear and they want the mortgage of 53k to be paid off total asking price including the mortgage price 155k is the total asking price houses in that area have sold for a wide variety of price range is my concern they range selling price is anywhere from 80k all the way up to 210k properties withing the 1 mile range of the house have sold for 170k to 210k is this a good deal or should i try to go back and renegotiate the deal
