I believe that, however if you put said foiurplex into an LLC, is it the same... or do you then need a real estate license and property management permit? 

I believe foreign investors are exempt from the accredited investor rules US investors must follow. 

They have 6 chapters all across LA and strongly believe in the no sales guru pitch! 

There is a nearby house on a different plot which I believe is owned by the same people.  

I am using that money to buy my next property which will be another owner occupied home that I am purchasing with 5% down.There are quite a few innovative strategies that I personally would have never believed would work prior to joining this site and hearing about other people doing them.

Lenders seem to push the points hard, leading me to believe they get paid more if you go that route.As far as your interest rate, that seems really high.

That will not happen with me and I have certainly reduced rent- but I would not take that prospect back into consideration.I dictate the terms of my rental units and do not allow a tenant to believe for a second that they are so important as to change my list price.

My agent said it was a good rental area and it already has 2 tenants on each side of the duplex (forgot to mention it is a duplex) paying $650 each I believe.

Sure, run the numbers but I find it very hard to believe that is a good play.Furthermore, if the deal is so good that you are willing to even consider something as drastic as that, there has to be a better way to raise the money.

I believe the only constraint is that the new property will also need to be titled in the LLC.
