I am assisting two top agents in ATL and we're working on a campaign to update our email lists with email address updates. 

Would I advertise through social media?

I include my criteria on every property description on every website where we advertise.

I had never heard of an Avalanche, Roof Razor, or other “roof snow removal tools” until someone sent me an advertisement on Facebook this morning so I wanted to raise awareness.

Since I have never dealt with liens before my question is, what's the best way to lock the property up but still give myself an out in case liens aren't "as advertised" or construction is more than anticipated?

They get advertised as hunting land, deer camps, etc. but odds are they're completely vacant of any permanent structures.

A pocket listing is one that has not been advertised yet and is being offered to a sellers or an agents select group of buyers

We had a similar experience on our last campaign except two of the people who received multiple letters sold to us.
