I think that here in Denver, rents are high enough per unit to justify the effort of learning to self-manage through the first dozen or so units.

Two, you have to consider the time dollar of your efforts.

If that means you need to pick up a part time or even full time, then fine, but if you continue to learn and be consistent with your efforts in real estate, they will pay off and the payoff is much larger than most industries.  

I'm sure you'll figure out the right balance to make it work and be worth the effort.

Either the system that you're using isn't effective at all, the criteria that you're using is worthless, you're a terrible salesman, or you aren't putting in maximum effort.

I was not about to teach someone who just walked up and did not want to put the time and effort in just wanted someone to show them how.. and there is nothing special with chasing foreclosures its all in the law books  go learn it..
