Theoretically you could do something passive (say, buy 2 years of a note at double-digit yields) if you know what your deployment schedule could be, but I'm guessing that might seem a bit risky from your GF's perspective...

I've seen TI allowances in the single digits all the way up to around $50/sf.As far as the leases expiring in 1 to 2 years: if the tenants leave, then you'll have to factor in more commissions, TI allowances, and lost rent due to vacancy.

That said, I see so many bandit signs around here while I'm driving 30 miles per hour and think "who the hell can read the ad, let alone the tiny 10 digit phone number?"
