If people need something to sweeten the deal, instead of just writing down "big screen TV", describe it, have them visualize it, even leave a picture of it for them to hold in their hand and think "wow, wouldn't it be nice if we had one of these?"

@Matt Holmer, our discussion got me thinking and I decided to tinker around in Google My Maps to see how I could visualize this data.

The Cuyahoga County auditor's website does show owners' address. http://myplace.cuyahogacounty.us/They just switched to a new system that is SO MUCH better than the old one, both in ease of use and visuals (bigger font, a big map right in the middle).

I just visualize what my company is going to be and I've always envisioned my business being it's own seperate entity with it's own books, etc.

You need to figure out how much things will cost based on your location, the types of houses you're rehabbing, the level of finishes you're using, the level of quality you expect, the types of contractors you'll use, the type of management structure you have in place, your negotiating skills, your particular market dynamics, etc.Nobody else can give you that information.  

The later I believe is attainable through real estate investing.I am a happily married father of 2, and I currently run the Audio Visual department for the Hyatt Valencia, soon that will include the Double Tree Bakersfield.  

Hello again BiggerPockets, its Terrell spence checking back in from Dynamic Home Solutions and iv been doing some serious Marketing that include Bandit signs, Bandit cards for car doors, and a few yellow letters sent to some pre foreclosure properties it has been a week and iv yet to receive any phone calls from any sellers. so it seems iv hit a bit of a road block !

In addition to being able to download an immensely variable array of datasets, you can also use their geographic data visualization tools.  

This will not only reassure you about the economic dynamics it could give you additional negotiating leverage if the numbers don't jive.

If you haven't already, be sure to visually confirm that the existing leases are in no way stabilized.
