I have seen folks think about buying large homes because the price per sq was so low.. but not realize in cold climates its a real burden to heat and cool large homes.. kind of counter intuitive.. same with 1 bath or two.. everything being equal a 1 bath home is easer for landlord of course. but then many tenants want that second bathroom at least a half bath in master.our your way we have been going metal roof on the turn key .. its more expensive for the provider to do but it saves on energy costs up to 30 to 40% per month.. so again everything being equal tenant has lower heating and cooling because of this theory being they stay longer .
