Reaching out here to see if any contacts have leads on west side properties to tour while I'm there. 

I toured a 12 unit property where the numbers looked good, I liked the location and layout, but I found out that the whole thing was constructed with 2x4's.

@Eric Turner did they give you any ideas on the house you are touring/viewing?

That said, I've toured everyone's house, and I added the most upgrades in my area by a good margin.How much value will an appraiser account for in terms of the 45k in upgrades? 

@John Nevillehave you reached to a local realtor and asked about the neighborhoods and comps in MLS .Have you toured the neighborhood.

When I told her that I did everything myself she said she knew she was being scammed.She filed a police report and I picked out the couple out of a photo line up that conducted the scam on her because I remembered them coming to tour the house like they wanted to rent it. 

I found this property, found the owner's contact info and set up the initial tour by myself but feel bad about my agent not being involved.

@Tater Raid What we did for one of our properties is run the ONE ad as a whole house, and when we got calls we asked if it was a group of friends or a family and during the tour, we would learn more about them. 

There was a recent podcast about a vet who got started while he was on active duty and built his business both while he was at home and when he was on tour.

I have evaluated 100s of properties , toured and budgeted well over 50 properties, put offers on on 7 or 8.
