FSBO. buying without and agent in MA
I'm a first time home buyer in MA and found a multifamily house I'd like to put an offer in on. The issue is the seller doesn't want to use any agents and neither of us is very familiar with the transaction process. I have the documents from a previous offer I put in with my agent on a different house that didn't get accepted, can I just change the necessary info on those documents and reuse them for this offer? Is it ok to use a standard offer form that can be found online? I'm thinking me and the seller should contact an attorney to help with the offer and then afterwards the closing but I don't know one, any recommendations would be much appreciated. The deal is in south shore so an attorney in this area would be ideal.
The agent I've been working with is a friend of my girlfriend. She has shown us 4 house and helped us put one offer in. Ideally, I would've liked to use her but the house I'm looking at is FSBO and like i mentioned the seller doesn't want to use any agents. I found this property, found the owner's contact info and set up the initial tour by myself but feel bad about my agent not being involved. I'm not going to lose a deal over it and my agent respects that but for the real estate agents in this community what is something I can do to compensate my agent friend for her time? I was thinking a gift card for maybe $1000, is that a reasonable amount?
