It's not terribly "active" and this is kinda an expensive time to buy a house. 

There isn't a lot of strong cashflowing properties where I am but having cash flow neutral isn't terrible as it still returns about 15% ROI on the principal paydown of mortgage each year with strong appreciation upside potential.

That is a good point however I would not be terribly concerned with the why they are selling factor - most folks that are selling in hot markets are simply taking home their increased equity over the last 2 years or doing a 1031.

All that said finding any properties at a good price is terribly difficult at the moment.

But most do a terrible job. 

Unfortunately, 'Bigger Pockets' is filled with stories of folk trying to help out family members, but which end up in tears and terrible legal outcomes.Q: What is her mortgage Interest Rate, when was the Loan made, and how long to go?  

Warranty companies are terrible and slow.   

I think these are terrible strategies and here is why.

At the end of the day it could be terrific and terrible at the same time; everything will depend on what kind of job he does. 

The fiberglass stuff has a way of sounding terrible if there is any open space between the enclosure and the wall.
