On CM, pay him per passed inspection / milestones, back-load his pay on finishing touches, i.e finishing / final punchlist completion 800, the 1,200 regular milestones.

Ever Since I got started investing in realestate I have been able to secure owner occupied financing which kept my down payment low which has been ideal.

Now, I'd like to start investing in SFR's and small Multi-family rentals to help secure our retirement.
