So instead of setting some arbitrary minimum credit score, I instead look for and deny based upon non-medical / non-student loan related collections, liens or judgement.

Only later tonight did I read posts on BP about the inability to get a judgement on parents who live out of state.  

This helped me win a $8000 case against a tenant - now I wish I could tell you I was able to then collect the judgement!

If they won't leave and force eviction upon you, then at that point, you have no choice but to take them to court and then since you are spending time anyway, specifying how much they owe and putting it in the judgement is what you'd want to do.If they leave without any hassle, consider yourself lucky, get a new tenant, and chalk it up to a lesson learned.

So are you.Now you can accuse me of being a softee, I would tell him, against my better judgement I'll do it, but make sure the place is in excellent condition, and often they are thankful and go the extra mile.

Carpets don't lay themselves.Even better if you have the original receipt - which you should have for the IRS anyway.And if the judge doesn't want to reimburse your time in a judgement, he'll just cross it off the list.
