Some areas that come to mind are Plymouth, Falmouth, and Yarmouth.My next steps:-Start networking and build a team who has experience in both rental property investing overall, and the specifics of the Massachusetts region. 

Versus networking with already established local brokers/others that work with investors.

Start networking with your local real estate investor groups.

Slow down a bit and network with local investors, find a mentor and get yourself a killer deal that you can tackle within reason.

I am currently still looking for smaller multi-family properties in so called B neighborhoods that still provide a good cash flow but competition is not as fierce.Always looking to network with like minded local investors.All the best,George

I know this isn't quite applicable for you yet, but you can also speak to your CPA (the biggest impact route I've taken) about how to increase your reported taxable income.
