The property has a pretty nice cash flow.I am interested in buying more properties and continuing in real estate.  

Here's where I think there is a work around: if you do a ton of research and find what homes have sold for in a desirable area 10, 20, 30 years ago and see that the value has consistently appreciated then it's probably safe to say it will continue to go up.

Our focus will be fix and flips because it would play into both of our skillsets.

I am an avid golfer, lets help some people, make some money and play some golf.

Further, there is an overlap of time, which I can't remember all the details, but to some degree as long as the tax payer has a right to redeem the IRS is still in play.  

@Jonathan Hammann I think going after the agent thing full on will be the best play.  

It seems people are divided on whether the markets bubble will pop or continue to expand.

Is it smarter to buy a 500-600k house in Dana Point, CA where I live so that the 2k in rent isn't going toward nothing, or is it better to buy the 4 4-plexs to get 2k/month coming in and continue to rent?
