Hi Sue, while I know what you mean by "free", I assure you there is no such thing, you'll have expenses from day one.If this property was being lived in, it's probably okay at the price (LOL) but if it's been vacant I'd say check it out closely.

I can assure you if you do some legwork this isn't that difficult to pull off, and there are a ton of advantages to doing them.   

Hello BP, it's been a while since I posted, but I assure you I am still in this for the long haul.

If you hire the right inspector they can go in at different stages of the building and help to be your eyes and ears on the progress as well as quality assurance.

No closet space at all, and we noticed tree branches coming through the closet floor, which the owner assured us are not such a big deal, but I know it is a big deal.  

After a week of her calling and assuring us she can pay the rent, we decided to move forward anyway.
