Firstly if someone is aware of a law specific to Georgia about this topic please let me know and also please provide any links to government sites that you know of I am happy to read up on the matter. 

This will be our first investment and have found that we cannot get a loan under the LLC without 2 years of P&L statements. 

We stay way out in front of our maintenance and yes it pushes up our costs but our NOI is 30% higher than if we were all TOH.
