, plus the opportunity cost of having your funds tied up in the meantime, especially if she decides to file BK.Also, if she's a friend (or even just someone in your social circle), be honest with yourself about how likely you'll be to actually foreclose on her.

My friend owns 20 plus units and collects rental income without using any of his money to purchase the properties, but rather uses other investors (partners) to buy the property while he manages the day to day told me that he learned everything he knows from guru Ron LeGrand’s system/books.
