But you'll have cash flow and overtime, hopefully this will prove to be a good investment.However, after you've financed 4 or 5 properties with banks, they cut you off.

It is difficult for me, however, to understand her claims that her health is being adversely affected by living in a home that I know was clean and ready for a new tenant and I never was informed otherwise.I don't want to keep her as a tenant if she proves to be a difficult tenant. 

(Also the national COVID moratorium places a lot of burden on the renter to prove that it was COVID that caused them to be unable to pay, which is the only thing you can't evict for.

The one flaw, which is not judgmental of your position either, but rather a fact that bears itself out over and over, as pointed out by Nicholas Nassim Taleb, having studied his materials very carefully, is that with the black swan manifesting itself, as a bad roll of the dice in Vegas, I could end up not only cash poor, but house poor too at the same time, and then really in a bad position. 

I am guessing no more than $10K too, though I don't have enough case studies to be sure haha.
