Advice for first real estate investment

Hello all,

I am new to BP and have a general understanding of the benefits of real estate investing. I have been reading books, studying, and researching all things real estate. However, I feel that I have been waiting for too long to take action using the excuse of “I don’t know enough yet”. After discovering BP, I now have the confidence to take action and work towards buying my first piece of real estate. My goal is to have my first property no later than April of next year. That being said, I am seeking advice on which types of real estate is best for a first time buyer/investor. I really like the idea of purchasing a lot in a mid to high end neighborhood to use as a hold option. But at the same time it’s important to me to start generating positive cash flow. Any advice would greatly be appreciated! I look forward to learning from you.
