Most likely, people in local groups are investing OOS and perhaps locally too. 

Some people just do reseach and never really do anything.....

How does one actually raise money from individuals with such high limits of accreditation if you don't personally know wealthy people or real estate investors? 

I’m recently started getting into wholesaling but HAVEN’T gotten my first deal (IT ONLY TAKES ONE DEAL TO CHANGE YOUR LIFE-Max Maxwell), I’ve been driving for dollars & calling people, listening/ watching podcast/videos & reading books so I’m taking action.

I know some people that have property free and clear don't care if they lose it and only carry liabliity insurance to protect against accidents on the property, medical or legal bills, etc.Do I have no other recourse but to carry full coverage?

Under these circumstances, I would lean toward doing what you can before close of escrow especially if the current landlord - who has a relationship with these people - is willing to help you. 

You want to hit your pro forma numbers, but also, as you note, not tank occupancy.
