That said, if you are looking to sell the business that has value, then I would hire a business broker for that portion, sell the business and write a new lease for the property that could be used for an investor looking for NOI.

Perhaps see if your landlord would be willing to do a lease-option with you (assuming he'll sell at a reasonable price).If the owner is an investor, ask him to lunch and talk to him/her about how they got to where they are.

If they are looking to "park" money in US, you can buy NNN lease - nothing for you to manage and they will even get a small return (5-7% roughly) but don't quote me on that number.
