Why don't you 'interview' both of them (even though you already know them) but each should have a specific marketing plan/approach, staging? etc...  there's more to it than just listing it on the MLS!  A full-time Realtor generally has more of a track record, buyer database, etc....  would you use your Realtor to manage your property?  I'm voting for the Realtor!  ; )

I sell, buy & lease for myself and others as a investor/broker.  And I work hard for owners/investors to cash flow their properties and minimize expenses as a PM.  It's much harder work being a PM than selling & buying.  A good PM is hard to find and it's a relationship you want to keep.  I guess it comes down to loyalty and the PM knows the property and the local market.  I hate to see an end to a property I manage, and as a PM, I appreciate the owner and will work just as hard when he allows me to sell it for him.

Generally speaking, a PM's function is to manage property; an agent's job is to buy/sell. Unless there's compelling reason otherwise, I hire the agent to sell the property. You did say both are excellent, which tells me the agent would do well. If the PM is a successful one, I'm not convinced s/he would have the time to do that job as well as sell my place. Note: by "sell", I don't mean list it on the MLS and sit back (otherwise flat-fee would suffice). Good luck!

Sounds like a toss up, who do you like better and foresee doing more business with.  In today's seller market, I don't think it makes much of a difference as long as you know what you want.
