Well gifting your property to a trust that you are the beneficiary of doesn't really affect your financial well-being at all the way I see it so what difference does it make if it is gifted?

Most section 8 tenants here expect upgraded kitchens and baths and many landlords here that are competing for these tenants make those upgrades and offer move in incentives for section 8 tenants (such as a no security deposit plus a $500 gift card).
