@Justin Robert To be fair, the thought didn't even occur to me until after I got the property under contract.

Short term dip, possibly no effect on the far west (interstate) side, long term Kenosha / Pleasant Prairie will continue seeing people sneak across the border from IL, which will buoy prices  Most of the damage has been concentrated in downtown and uptown...I would wager most BP members would be looking elsewhere in Kenosha anyway to invest  After night 3 of riots (when a double homicide occurred), night 4 was peaceful and the law enforcement is now so significant I anticipate (fingers crossed) things will subside  As always, best time to buy something good is when it has hair on it in the headlines. 

Landlord might want business interruption insurance where landlord still gets paid for short fall from tenant if tenant can exercise certain rights within the lease to pay less rent or none at all if certain events occur.

Simultaneously while this was occurring I was still marketing the home on facebook, contacted realtors, hard money lenders, we buy your home for cash people and land lords but still no offers.

Events happen, shortages occur, enhanced margins to compensate, but these are limited "spike" events, this today is a system wide complete reset, for most part.

If this occurs, then your basis in the property is not stepped-up and you may have to pay more taxes when you decide to sell it. 

Is there flipping or buy and hold activity occurring in that area?

I called my RE attorney and he told me since the closing had already occurred I was pretty much out of luck.He said I could attempt to sue the seller but I likely wouldn't win.I took it as an important lesson learned and now I ALWAYS view a property a few days prior to closing to make certain all work has been correctly completed.
