@Kusum ChanraiIf your end goal is to have good appreciation upside and a good chance at a purchase then I would look in the "tier 2" areas that are currently experiencing heavier gentrification and development.

So in a rental the A/C, furnace, roof, and windows are all long life assets.I'm sure the Guide to Tax Deductions is helpful, but without a qualified construction engineer or architect you'll find it difficult to take advantage of bonus depreciation on a property.
