Seems like a silly question, but could the numbers ever justify investing while living in a rented place myself?

Also, just wondering if the foreclosures ever auction for lower than the price owed on the mortgage? 

I've only ever had 1 eviction in 8 years and only 2 tenants that have ever owed me money, but I am getting ready to file an eviction on Monday.

First thing you need to get your head around is that there is no reason to ever make mistakes.

I wasn't implying that no one is ever going to get foreclosed on again. 

I started going there since about 1990 from SoCal for fun and vacations so i've watched it evolve over the years from a dusty gambling town to an international resort destination and I see huge opportunity there over the next decade - it reminds me of LA around the Sunset Strip and Hollywood in the 80s when it was run down before billions of dollars started flowing in and now those areas are some of the most expensive in the city.
