I get about 2 clients/week who want to work with a woman who is knowledgeable, answers the phone and returns calls. 

I knew the woman had been a supervisor at a company that she had worked at for 15 years.

The womans Mold Inspector is full of what comes out of the north end of a horse going south in terms of a report staying "on record" should you try to rent the place in the future. 

Cute puppy...It would make me consider fix-and-flip / rehab rather than buy-and-hold....though I suspect forcing landlords to accept people with only temporary income (unemployment) and/or unreliable income (child support) will ultimately shake out as counter productive and be removed from the law either for that reason or maybe get struck down by the courts in a legal challenge.

The tenants are a young couple, the man is a tradesman and the breadwinner and the woman stays at home with the kids.

The woman stayed there for three more years and paid rent on time. 

I just find the psychology fascinating.It's like listening to a woman say how her husband only hits her because he is going through a hard time, but he's really a great guy.  

I had a woman with a rental house ask me if she would be able to visit my current house to see the dog there, and see if he had or hadn't damaged any thing ect. 

They are playing a numbers game, hoping for the naive landlord who will be charmed by their cuteness, and ignore their credit scores and bad references.  

And they're cute young guys, too :-)Oh, and then there's the shopping at Fred Meyer with no sales tax.... wahoo!
