Sure, there are economies of scale when you have several, but the administrative load doesn't diminish that much per property as you increase your portfolio.

If the assessor considered all residential sales in your neighborhood for the 24 month period ending September 30, 2013, (they need time to assess all properties and perform administrative functions too) use those same dates for your comps.

Not to hijack the subject, I would think that any college administrator/prof. would be in a great position to lease to the students and I know a few that do.Other than the financing element of the program, I don't see much other value to it as it seems to me the information could be brought out here.
